Nations of Sky unveils first island of “Gurian Nations of Sky” overlooking the Nile in west Cairo

Nations of Sky has announced the launch of the first island of its luxury residential development, “Gurian Nations of Sky,” located on the banks of the Nile in Sheikh Zayed, West Cairo.

The island spans 92 feddans and includes 500 fully finished luxury villas ranging from 186 to 1,000 sqm, designed to meet the expectations of buyers seeking exclusivity, privacy, and high-end living.

The launch reflects the company’s strategy to create fully integrated communities based on global standards of sustainable development.

Coinciding with the announcement, Nations of Sky will participate in Cityscape Riyadh, held from 17–20 November 2025, where visitors can explore the project’s features and learn more about its villa types, design philosophy, and exceptional amenities.

The project is positioned within Gurian City, a 2,200-feddan master-planned urban destination in the new Sheikh Zayed extension.

The location offers excellent access, being 15 minutes from Sphinx Airport and 20 minutes from the Grand Egyptian Museum, with direct links to Sheikh Zayed Axis and the Middle Ring Road.

The city features a modern internal road network that ensures smooth mobility across all zones, strengthening its position as a leading residential and investment destination.

Eng. Tamer Nabil, Vice Chairman of Nations of Sky, stated that “Gurian Nations of Sky” reflects the company’s vision to build integrated communities that go beyond traditional housing by combining luxury, smart urban planning, and environmental sustainability.

He emphasized that the project offers a unique residential and investment experience aligned with Egypt’s expansion in integrated urban development, particularly within the New Delta project.

To facilitate unit ownership, the project offers flexible payment plans, starting with a 10% down payment split into 5% upon signing and 5% after one month.

The company has committed to completing and delivering all villas and facilities within five years, and has already finished 64 villas in the first phase.

The first island is dedicated entirely to luxury villas and has been designed using a four-level terraced system, with each terrace elevated seven meters.

This innovative design ensures that 90% of the villas enjoy panoramic, unobstructed views of green landscapes and surrounding water features, maximizing visual privacy and premium living standards.

Gurian City is positioned as Egypt’s first environmentally friendly residential city, with green areas covering 30% of the total plan and open spaces reaching 50%.

The city includes a marina for yachts, a waterfront promenade, 11 villa islands, luxury residential buildings overlooking the Nile corniche, an Island Wellness center, an international-standard 18-hole golf course, retail areas, offices, educational institutions, international hospitals, luxury hotels, a special economic zone, and an entertainment and media city.

Additionally, the city will feature six 260-meter mixed-use towers, set to become the second tallest in Egypt and Africa.

Nations of Sky serves as the master developer of Gurian City. As part of its strategy to accelerate development, it has assigned two prime plots in the first phase to Palm Hills Developments and Mountain View. The company continues to develop additional zones to create a fully sustainable and integrated urban destination.
