RIYADH — The Real Estate General Authority (REGA) has specified the required documents when submitting an objection to the total rental value set for vacant properties. The authority stated that a decision will be taken regarding the objections within 10 working days from the date of completing the submission of the application.

In the regulations for reviewing and deciding on objections to the total rental value fixed for vacant properties, the REGA emphasized the necessity of submitting a report from a certified real estate appraiser detailing the fair total rent value as of the date of issuance of these regulations, if the objection pertains to the last lease agreement for the property concluded before January 1, 2024.

The authority clarified that if the objection is based on the vacant property undergoing substantial structural or construction renovations, the objector must submit a construction renovation permit, as well as a report from a certified engineering office detailing the completed construction or structural renovations, in addition to a report from a certified real estate appraiser indicating the fair total rent value after the renovations.

The regulations, which are available on the Istilaa platform for public feedback before approval, stipulate that objection requests are submitted through the Ejar network. The authority will examine and take a decision on the request within 10 working days of its completion.

The regulations also require the applicant to submit all required documents within 10 working days after the notification. If this period expires without the application being completed, the objection request will be closed. The applicant will be notified of the decision to accept or reject the objection request immediately upon its issuance through the Ejar network.
